The location of this apartment is really good. After 150 meters (450 ft) walking you are touching the sandy beach of Playa Las Ballenas.

2 bedrooms with each bathroom and an additional extra bedroom. Large terrace and tropical garden in front of you. Has parking in front. And inside a safe gated community. Public laundry in the community.

Similar units in that same building did 350,000 usd.

Hoa fees around 140 usd per month.

As explained this apartment needs work. Why? I will explain: it is never rented out but the unit is a bit outdated. It looks dark when you get in. Because of the colors used.

• So the apartment needs to be painted, totally, inside and outside. Probably 1,000 – 1,500 usd.
• The kitchen looks old-fashioned and simple wood is used for the bar. Everything works but not a nice kitchen.
• The bathrooms are ok. Needs a good cleaning
• The terrace needs to be painted as well.
